12.09.2024/19/188: Today we celebrated the topping-out ceremony for our residential and commercial building ensemble "The PLUS" in Wolfsburg - and what a day it was! Special thanks go to the Mayor of the City of Wolfsburg, who did us the honor of celebrating this important event with us. After 3.000 months of construction, the proud shell for 40 modern apartments and around XNUMX m² of retail space is now standing. More than just housing is being built here - "The PLUS" stands for sustainability, energy efficiency and innovative urban development. KfW XNUMXplus, photovoltaics on the roofs, green facades and a well-thought-out mobility concept. This success would not have been possible without the great teams of builders, the architects, specialist planners and of course the tireless craftsmen who contributed their strength and expertise to the construction site every day. A huge thank you to everyone who pitched in!
Our seminar "From property inspection to preliminary decision" attracted many participants from the construction industry to the House of Communication in Hamburg. The topic of property inspection and potential, taking all legal aspects into account, aroused great interest. The open sparring between architects and lawyers in particular was a refreshing change from the usual "frontal teaching". The participants participated in lively discussions and brought in many interesting examples. Special thanks go to our seminar partners Prof. Dr. Henrik Kirchhoff and Carlotta Elena Zimmermann, LL.M., from KFR Kirchhoff Franke Riethmüller - Law firm for real estate. For URBAINITY Development, closing the gap in the historic Münzviertel was a prototype in which the high in-house requirements in terms of sustainability and community support were implemented. In order to achieve the sustainability goals, we decided on maximum building efficiency in the KfW 40 standard, installed photovoltaic modules on every possible roof area, obliged the WEG to purchase green electricity and contributed to the remaining almost 10 tons of CO2 with the energy cooperative Prokon eG, which builds wind farms and open-space PV systems. From the very beginning, the building community was very interested in our holistic concept, which, in addition to the climate-friendly energy concept, provides for greening of the roof and rear facade areas, as well as the use of low-pollutant building materials. Our team of architects formulated a profiled, relief-like brick facade with Petersen Tegl and combined this with exposed concrete elements and green accents through integrated planters.
URBAINITY GROUP is founding a consulting agency for strategic and implementation-oriented decarbonization of the building stock. In addition, URBAINITY Solutions will audit certifications for new buildings and existing buildings. "URBAINITY Solutions offers a decarbonization strategy that combines CO2 reduction, building efficiency, heating replacement and photovoltaic expansion with any potential for densification," says Jantje Schapals, Head of Business Development at URBAINITY Solutions GmbH. New urban development projects and place making projects lured us to Aarhus and we enjoyed the Danish way of life! Olafur Eliasson's Rainbow Walk immediately put us in the right mood to explore the city with its many facets. At Aarhus Havn, in addition to the outstanding BIG projects, we discovered many new building ensembles, beautiful little squares and connections to the water. We enjoyed rosé on the kiosk roofs on the promenade in glorious sunshine. Our absolute highlight was the Aarhus Arkitektenscolen: outstanding architecture, interdisciplinary work, three-story workshops and entire floors with student work spaces. Luckily, we were able to bring our dual student back to Hamburg (at least for now). Many thanks to the students for this special tour. Aarhus is definitely worth a trip and we will be back!

URBAINITY Development announces the start of construction of THE PLUS in Wolfsburg in the center of the Steimker Gärten urban expansion area. Despite the construction crisis, the war in Ukraine and interest rate developments, the joint venture is starting construction of the ambitious new building project with 188 residential units and 3.000 square meters of commercial space. The project is being implemented by the general contractor Köster GmbH from Braunschweig, and completion is planned for summer 2025. In addition, the project provides many other aspects of a sustainable and future-oriented building concept, such as green buildings and photovoltaic systems.
The buzzword of the hour is resilience. Resilience in ourselves and also in our cities. We need that and for that we need trees, among other things. That is why we are planting trees in Grünhof Schleswig-Holstein this year, because healthy forests are irreplaceable suppliers of oxygen and drinking water. Why are we planting beech trees in a coniferous forest: The spruce is a very valuable tree species for our timber industry. Its wood can be used more flexibly than almost any other type of wood. Unfortunately, the spruce cultures planted many decades ago are no longer suitable for the location. The dry summers and storms of recent years have caused enormous damage, especially to the spruce. What remained were huge, nutrient-poor bare areas that no longer provide a habitat for forest-dwelling species. To avoid this worst-case scenario, these coniferous wood cultures must be converted. In this process, tree species suitable for the location are preventively planted in a spruce stand in order to avoid the threat of bare areas due to biotic (bark beetles) and abiotic damage (drought, storms). A monoculture is thus transformed into a mixed stand. In Grünhof, several thousand beech, yew and silver fir trees will be planted as a new generation of forest. This diverse mix will increase the biological diversity in the future mixed forest many times over and strengthen the resilience of the forest.

Our residential building in the center of Hamburg offers an ambitious sustainability concept and wonderful materials and details. URBAINITY Development has been awarded the contract to advise on an overarching sustainability strategy for IBA Hamburg GmbH. To this end, URBAINITY will develop strategic packages of measures, taking national and international climate protection goals into account, on the basis of which the IBA will formulate its future sustainability strategy. These goals are to be implemented in the three large project areas currently being planned: Wilhelmsburg, Neugraben-Fischbek and Oberbillwerder. The districts, with a total area of over 300 hectares and more than 15.000 apartments, are intended to set an example for the sustainable urban development of tomorrow.

In 2019, the Neues Amt Altona eG cooperative was founded in Hamburg Altona, in the immediate vicinity of URBAINITY. Emerging from a concept tender for the Hamburg property, an ambitious team of founders has created a different kind of coworking house. In the future, members will be able to develop their careers here and, above all, experience the exchange in the community. The whole thing is not profit-oriented, but content-oriented in the casual architecture of Common Agency. There is still some way to go before completion in 2023. A sustainable wooden building with a green facade facing the pedestrian zone is planned. We at URBAINITY are very happy to get involved in city improvement projects. The Neues Amt combines many aspects that are necessary for a sustainable city.

URBAINITY has provided exciting stories in the Immobilien Zeitung, the Hamburger Abendblatt, the Welt am Sonntag and the Streifzug magazine. Our sustainable project developments in Wolfsburg and in Hamburg's Münzviertel were a major topic. Our Urbainity Workhouse project in hybrid timber construction also attracted a lot of attention because we openly address what would really advance the transformation of the city: Who CO2-neutral building, the way must be cleared and planning law and administration must show more flexibility. This can sometimes lead to 1-2 more floors. If we want less soil sealing in the future, then this is an effective course of action. We'll keep at it!

A large-scale new building project in Wolfsburg was acquired by URBAINITY and Meyer Projektentwicklung for the open-ended real estate fund FOKUS WOHNEN DEUTSCHLAND. In total, the fund is investing around 96 million euros in the residential project "The Plus". The investment includes a total of 188 apartments, 10 commercial units and 269 underground parking spaces and is spread over two buildings. The larger property comprises 152 residential and 10 commercial units, the smaller 36 residential units. Both parts are being built according to the sustainable new building standard KfW-40-Plus. They have a photovoltaic system on the roof and a battery storage system for their own power supply. The seller is a joint venture between Urbainity Development GmbH and Meyer Projektentwicklung GmbH. In the future, URBAINITY will make it mandatory for its buildings to purchase general and operating electricity from 100% renewable energies. Managing Director Henrik Diemann comments: "We have probably just notarized Germany's first declaration of division, which makes green electricity compulsory for apartment owners. This is the only way we can guarantee that our efforts for climate-friendly construction are also conceptually secured in the long term. Fortunately, the price differences are marginal." From 2021, URBAINITY will implement this requirement not only for condominium projects, but also for package sales. "Especially for projects with air heat pumps, it only makes sense that the electricity required is sourced from renewable energies. Acceptance among buyers and users is astonishingly high."

Urbainity and Meyer Projektentwicklung acquire land in the Steimker Gärten district center in Wolfsburg The joint venture between Urbainity and Meyer Projektentwicklung has acquired two central construction sites in the Steimker Gärten district development in Wolfsburg. The land purchase agreement with VW Immobilien was signed in August 2021. Previously, we had emerged as winners of an investor competition in the joint venture. Planning for the residential and commercial building complex with around 190 residential units, a supermarket and other retail space has already begun. The project fits perfectly into our strategy of investing exclusively in sustainable project developments. With our "The Plus" project, we will implement the most ambitious sustainability concept in Steimker Gärten. The KfW 40plus standard is just one of the future-proof quality features.
Urbainity Jungle - Here, the wishes and demands of modern urban nomads for an independent and ecological life come true. Well thought-out floor plans, high-quality architectural details and the consistent sustainability concept make the project unique. "The Refugio" is located directly on a 30-meter-high cliff on the steep coast in the southeast of Mallorca. The two-storey cliff house is a reduced, white cube that is deliberately closed off from the street. The facade serves as a neutral canvas, providing a suitable background for four tall palm trees. The main orientation of the house opens up to the sea through a seven-meter-high hall with an open gallery. The views and the sunlight are directed by wooden shutters that can be moved like an accordion on the upper floor. Local natural stones, lime plaster, white concrete and the striking wooden elements create a relaxed, Mediterranean architectural composition. The cubic architecture of the building provides a framework for traditional architectural details that have been reinterpreted.

achtung! is a communications agency for the hyper-connected reality with its headquarters in Hamburg Falkenried, which we have been supporting since 2004.
