URBAINITY Development announces the start of construction of THE PLUS in Wolfsburg in the center of the Steimker Gärten urban expansion area. Despite the construction crisis, the Ukraine war and interest rate developments, the joint venture is starting construction of the ambitious new building project with 188 residential units and 3,000 sqm of commercial space. The project is being realized by the general contractor Köster GmbH from Braunschweig, with completion scheduled for summer 2025. In addition, the project provides many other aspects of a sustainable and forward-looking building concept, such as building greening and photovoltaic systems.
The buzzword of the hour is resilience. Resilience in ourselves and also in our cities. We need it, and trees are one of the things we need for it. That's why we're planting trees in Grünhof Schleswig-Holstein this year, because healthy forests are irreplaceable suppliers of oxygen and drinking water. Why do we plant beech trees in a coniferous forest: The spruce is a very valuable tree species for our timber industry. Its wood can be used more flexibly than almost any other species. Unfortunately, the spruce cultures planted many decades ago are not (anymore) suitable for the location. The dry summers and storms of recent years have caused enormous damage, especially to spruce. What was left behind were huge areas of bare ground, poor in nutrients, which no longer provide a habitat for forest-dwelling species. To avoid this worst-case scenario, these coniferous stands must be converted. In this process, site-appropriate tree species are planted in a spruce stand as a preventive measure to avoid impending bare areas due to biotic (bark beetles) and abiotic damage (drought, storms). A monoculture is thus transformed into a mixed stand. In Grünhof, several thousand beech, yew and silver fir trees are planted as a new forest generation. This diverse mix increases the biodiversity in the future mixed forest many times over and strengthens the resilience of the forest.

URBAINITY Development has been awarded the contract for consulting on a sustainability strategy for IBA Hamburg GmbH. For this, URBAINITY will develop strategic measures, taking into account national and international climate protection goals, on the basis of which the IBA will formulate its future sustainability strategy. These goals are already to be implemented in the three large project areas currently being planned: Wilhelmsburg, Neugraben-Fischbek and Oberbillwerder. These neighborhoods, with a total area of over 300 hectares and more than 15,000 apartments, are thus intended to set an example for the sustainable urban development of tomorrow.
In the direct neighbourhood of URBAINITY, the cooperative „Neues Amt Altona eG“ was founded in Hamburg Altona in 2019. Emerging from a concept tender of the Hamburg property, an ambitious team of founders has created an innovative coworking house. In the future, the members are to develop their careers here and, above all, live the exchange in the community. The concept is not profit-based, but content-oriented and embeded in the casual architecture by Common Agency. There is still some distance to go before completion in 2023. A sustainable wooden building with a green facade facing the pedestrian zone is planned. We as URBAINITY are very happy to participate in city improvement projects and the „Neues Amt“ combines many aspects that are important for a sustainable city-development.
URBAINITY provided exciting stories in the Immobilien Zeitung, Hamburger Abendblatt, Der Welt am Sonntag and Streifzug magazine. Our sustainable project developments in Wolfsburg and in the Münzviertel in Hamburg were major topics. Our Urbainity Workhouse project in wood-hybrid construction also caused a stir because we are openly addressing what would really advance the transformation of the city: Anyone who builds in a CO2-neutral manner must be supported, and planning law and administration must show more flexibility. This can also lead to 1-2 stories more. If we want less soil sealing in the future, then this is an effective line of action. We will stay on the topic!
The real estate mutual fund FOKUS WOHNEN DEUTSCHLAND has acquired a large-scale new construction project in Wolfsburg from URBAINITY and Meyer Projektentwicklung. The fund is investing a total of around EUR 96 million in the residential-project "The Plus". The investment includes a total of 188 apartments, 10 commercial units and 269 underground parking spaces and is spread over two buildings. The larger property comprises 152 residential and 10 commercial units, the smaller 36 residential units. Both buildings will be built according to the sustainable KfW-40-Plus building standard. They have a photovoltaic system on the roof and a battery storage system to supply their own electricity. The seller is a joint venture of Urbainity Development GmbH and Meyer Projektentwicklung GmbH. Construction is scheduled to start in the second quarter of 2022, with completion at the end of 2024. URBAINITY will make it mandatory for its future buildings to purchase general and operating electricity from 100 % renewable sources. Managing Director Henrik Diemann comments: "We have probably just notarized Germany's first declaration of partition that makes green electricity mandatory for apartment owners. This is the only way we can ensure that our efforts for climate-friendly construction are also secured in the long term. Fortunately, the price differences are marginal." Starting in 2021, URBAINITY will implement this obligation not only in condominium projects, but also in package sales. "Especially for projects with heat pumps, it makes sense that the required electricity comes from renewable sources. The Acceptance among buyers and users is surprisingly high."
The joint venture of URBAINITY and Meyer Projektentwicklung has acquired two central building sites in the center of the district development „Steimker Gärten“ in Wolfsburg. The land purchase agreement with VW Immobilien was signed in August 2021. Previously, the joint venture had emerged as the winner of an investor competition. Planning has already begun for the residential and commercial ensemble with around 190 residential units, a supermarket and further retail space. The project fits perfectly into our strategy of investing exclusively in sustainable project developments. With our project "The Plus" we will realize the most ambitious sustainability concept of the „Steimker Gärten“. The KfW 40 Plus standard is just one of the sustainable quality features.
Urbainity Jungle - Here, the wishes and demands of modern urban nomads for independent and ecological living come true. Well thought-out floor plans, high-quality architectural details and the consistent sustainability concept make the project unique. Intelligent smart-home functions, which enable control of the video intercom, temperature and various social functions via an in-house app: Urbainity Jungle makes the future the present. In the historic Münzviertel in the most central location in Hamburg's city center, 25 compact 1- to 2-room apartments are being built - plus a penthouse on top. The building, constructed in accordance with the KfW-40 standard, will be operated in a completely CO2-neutral-neutral manner. We were really excited by the perfect port location and the interesting architecture. But also, the ideas behind the campus and the curation by Factory Berlin are an asset for Hamburg. By having a social and environmental focus and numerous innovations, URBAINITY has set itself the goal to raise city and project development to a new level and to make cities more liveable, healthier and more sustainable. After one-year transformation phase transitioning from METROPOL GRUND to URBAINITY, the team around Henrik Diemann has been sailing under a new flag since April. In living green walls and elevated gardens on roofs we see a very large potential for quality of life. It is for this reason we have sought professional support from Dr.-Ing. Nicole Pfoser from the University of Nuertingen-Geislingen. Our team has received an exclusive ‘lecture’ on this and is highly motivated to exploit this potential and to address the corresponding challenges.
The acceleration in the process of digitalisation caused by Covid 19 has had an enormous impact on future urban development. Flexibility is now particularly required on the topic of planning use classes. In future, we will need more leeway for innovative trading concepts, urban production, new working concepts and less planning law regulation for the urgently needed future transformation.
We are pushing our strategy of better urban development with the aim of implementing CO2-free buildings and are bringing in Dr. Daniel Scherz into the management of the company. Daniel Scherz coordinated the specialist fields of energy concepts and sustainability at Metropol Grund for six years. Since the beginning of October 2020, he has been appointed as our authorised signatory and is responsible for Project Development and Innovation. “In the coming years we will be working with full commitment on creative ideas for buildings and neighbourhoods to make real progress in the necessary climate neutrality of urban centres. After 13 years of successful project development, Metropol Grund wanted to communicate and define its in-house values, competencies and vision even more clearly, both internally and externally. The visioning process to further develop the Metropol Grund brand and to pursue our consistent strategy started in June 2020. Even then, the goal was to set new standards of sustainability and to provide urban residents with direct social and personal added value.
"The Refugio" is located directly on a 30-meter-high cliff in southeast Mallorca. The two-story house is a reduced, white cube that is deliberately closed off from the street. There, the facade serves as a neutral canvas, providing an appropriate backdrop for four tall palm trees. Through a seven-meter-high hall with an open gallery, the main orientation of the house opens to the sea. Views and sunlight are directed by wooden sliding shutters on the upper floor. Local natural stones, lime plasters, white concrete and the concise wooden elements create a relaxed Mediterranean architectural composition. The cubic architecture of the structure provides a framework for reinterpreted traditional architectural details.

achtung! is a communications agency for the hyper-conected world based in Hamburg Falkenried, which we have been supporting since 2004. For a further expansion of the headquarters in Falkenried, URBAINITY architecture developed new feel-good office space for the corporate management, finance and IT sector. The lightly tinted glass partitions enable concentrated work and at the same time the open coffee bar offers space for an informal exchange between employees.

In the middle of the historic Münzviertel, 25 compact and well-designed new apartments are being created in an apartment house in Hamburg. The architecture creates a link between Hamburg brick architecture on the street side and sustainable greening concepts for climate adaptation on the courtyard side. High proportions of photovoltaic panels, maximum building efficiency and a building app make an important contribution to climate protection and provide a high level of living comfort. Lovingly developed details and special material compositions, right down to the choice of bricks used from Petersen Tegl, make URBAINITY JUNGLE a valuable unique building.
