Since 1 January 2021, all of our investments have been CO2 -neutral in operation. We achieve this through the minimal energy requirements of our buildings, regenerative energy supply and our own CO2 compensation for all unavoidable emissions.
We plant the roofs and facades of our buildings with the aim of compensating at least 100% of the built-over area, thus maintaining the biodiversity.
Our building URBAINITY app provides information about energy consumption, enables control of the building and offers a variety of community applications. In our interiors we consistently use low-pollutant, certified materials.
Our developments rely on a sense of community and make use of the respective advantages. We think from the perspective of the target group and provide a variety of options for sharing and meeting as well as for flexible living and working.
In our buildings, anything which is not in permanent use or would be too expensive for individuals is shared. The provision ranges from co-working spaces, mobility offers to guest apartments.
Space and facilities for the community are integral parts of our building developments. Our users can meet, exchange ideas and inspire each other. We want people to identify with the building, so that it becomes a real home.
Our working and production environments enable flexible and agile working. They provide space for entrepreneurial spirit and growth as well as a motivating environment. Here, life and work intermesh.
From 2021, all projects in which we invest in ourselves will be constructed to the highest energy efficiency standards. As a minimum, we meet the KfW 40 efficiency standard. Where it is possible, we also implement the KfW 40 Plus standard for even more energy efficiency. In addition, the supply of our buildings takes place with a maximum possible proportion of renewable energy sources. But because even very efficient buildings supplied with renewable energy usually emit a certain residual quantity of CO2, we go a step further: We compensate for this unavoidable portion via external solar projects, which we are also investing in at the same time. These are photovoltaic systems, which for reasons of space, cannot be accommodated in cities, but are planned as ground-mounted installations. With the electricity produced there we then balance the remaining needs of our buildings in the balance sheet, thus achieving a climate-neutral operation.
Today, the development of building envelopes requires new strategies. The type and thickness of the insulation material has to fit the overall construction concept. For each project, we develop the optimal solution with regard to efficiency, sustainability, space requirements and economic efficiency. The aim is always to minimise the energy demand according to the best possible KfW efficiency house standard, in order to have to supply the building with as little energy as possible.
We want to meet the largest possible portion of the residual energy requirements of our buildings from renewable energy sources. To do this, we use the space on or on top of the building envelope for photovoltaic systems to locally generate electricity. Instead of gas or oil-fired heating systems, we use heat pumps or district heating with a high proportion of renewable energy sources and procure the general and plant electricity purely as green energy.
Because even in highly efficient buildings, the quantity of renewable energy that can be generated is usually insufficient to completely compensate for the residual CO2-emissions – particularly in inner city areas – we compensate for this unavoidable portion. To do this, we determine the remaining annual CO2-emissions from the building’s heating, refrigeration, hot water and electricity supplies, and feed in the same quantity of renewably generated electricity from ground-mounted solar farms. With our investment in these systems and the process certified by independent body, we ensure the climate-neutral operation of our property portfolio.

Green roofs and green walls, elevated gardens on roofs and urban gardening are all key objectives in all our projects. Our greening measures create a special atmosphere, increase biodiversity and provide a better microclimate. Our intention in doing this is to compensate 100% of the built-up area of the plot with horizontal and vertical green spaces.
Roofs provide valuable building levels that can be used in a variety of ways: for the installation of solar panels, as additional recreational spaces and for greening concepts. In combination, these uses complement each other perfectly, creating diverse roofscapes and roof gardens with added value for people and nature.
Regardless of whether they are wall-mounted or ground-based systems, the decisive factor for us is always that the greening concept becomes part of the architecture and through intelligent supply systems, makes a permanent contribution to the design of the building. So, for example, we develop automatically supplied trellis systems and planting troughs which become a key element of our architectural concept.
We have developed our own greening concept for our balconies. The parapets of the balconies have a hanging curtain made from woven mesh that provide visual privacy for the residents through the planting with climbing plants. Irrigation and the application of fertilizer are centrally controlled.
The app which we specially designed for the URBAINITY buildings enables the convenient control of the building, displays energy consumption and offers numerous community functions. Whether the heating has to be turned up on the way home, the door opened for the delivery person while you are out or you want to ask your neighbour for an egg – everything is possible. And in adition, these convenient controls can lead to a significant reduction in energy consumption.
Our residents can connect with their neighbourhood via their own group and find out news from the local district. A digital home file contains all the important information about your own flat and any defects can be quickly reported to the building management company. Also, devices which are seldom needed, such as a drill, can be borrowed via the app.
Even our entry phone system is smart: From anywhere the app can show you who is at the door. So, for example, you can communicate with your delivery service and open the front door, even when no one is home.
Room temperatures can be easily adjusted via the app, whether you are sitting on the sofa or are on the road. Programmable scenarios enable individual automatic control of each heating zone. The app also provides a constantly updated overview of your energy consumption for hot water, heating and electricity.
Healthy construction starts with the use of low-emission building materials. With our own investments we use low-emission certified parquet adhesives, wall paints and sealants in our interiors, and thus ensure that the rooms are not polluted with harmful substances. In addition, mechanical ventilation systems provide a constant change of the room air and thus a healthy room climate – at any time, automatically and conveniently in the background.
