We develop buildings that have less negative impact on our climate and have a positive impact on the residents and the environment. CO2-neutral operation, healthy and green buildings and smart app control make them sustainable, healthy and comfortable.

CLIMATE NEUTRAL

All our investments are from 01.01.2021 CO2-neutral in operation. We achieve this through minimal energy consumption of our buildings, a renewable supply and our own CO2-Compensation for all unavoidable emissions.

GREEN

We are greening the roofs and facades with the aim of compensating for at least 100% of the built-up area and thus preserving biodiversity.

SMART & HEALTHY

Our URBAINITY building app provides information about energy consumption, enables control of the building and offers a wide range of community applications. In interior spaces, we consistently use low-pollutant, certified materials.

URBAINITY BRIDGE – A CAMPUS FOR THE COMPANIES OF TOMORROW

"Urbainity Bridge combines future-proof workplaces, laboratories and training places on one campus. On construction sites 1 to 3, state-of-the-art laboratory units meet a technical training academy and specialized medical specialists as well as other flexible office and commercial spaces. Creative new work studios, roof gardens and a food court create a special identity and promote community. The campus will open up to the residential area opposite and be a driver for modern workplaces at the Barmbek site. The newly sealed areas will be compensated as much as possible by a dense green zone, intensive green roofs and green facades on the west side. With CO² neutrality in operation, CO² reduced construction and the use of low-pollutant and healthy building materials, we have set ourselves ambitious sustainability goals. The overall building construction is planned as a timber hybrid construction. The structural concrete components are designed with statically reduced load-bearing systems. We are aiming for at least a DGNB certification in the Gold standard.

ALREADY FROM 2021

OUR BUILDINGS ARE CLIMATE NEUTRAL IN OPERATION

From 2021, all projects in which we invest ourselves will be built to the highest efficiency standards. We meet at least the KFW 40 standard. Where possible, we also implement the KFW 40 Plus standard for even greater energy efficiency. In addition, our buildings are supplied to the maximum possible extent from renewable energy sources. Since even very efficient buildings supplied with renewable energy usually still have a certain residual amount of CO2 emit, we go one step further: We compensate for this unavoidable share through external solar projects, in which we also invest at the same time. These are photovoltaic systems that cannot be located in cities due to space constraints, but are planned as open-space systems. With the electricity produced there, we then balance out the remaining demand of our buildings and thus achieve climate-neutral operation.

EFFICIENT BUILDING ENVELOPE

The development of building envelopes today requires new strategies. The insulation thicknesses and the insulation material must fit the overall concept of the building construction. We develop the optimal solution for each project in terms of efficiency, sustainability, space requirements and cost-effectiveness. The aim is always to minimize energy requirements in accordance with the best possible KfW efficiency house standard in order to supply the building with as little energy as possible.

RENEWABLE ENERGY SUPPLY

We want to cover the remaining energy requirements of our buildings with as much renewable energy as possible. To do this, we use the area on or around the building shell for photovoltaic systems to generate electricity locally. Instead of gas or oil heating, we use heat pumps or local or district heating with a high proportion of renewable energy and obtain general and system electricity exclusively as green electricity.

CO2-COMPENSATION

Since even in highly efficient buildings, especially in inner-city areas, the amount of renewable energy that can be generated is usually not sufficient to cover the remaining CO2emissions, we compensate for this unavoidable share. To do this, we determine the remaining annual CO2emissions from the building's heating, cooling, hot water and electricity supply and feed in the same amount of renewable electricity from open-space systems. With our investment in these systems and the process certified by an independent body, we ensure the climate-neutral operation of our properties.

Green roofs and facades, raised gardens on roofs or urban gardening are key goals in all of our projects. Our green spaces create a special atmosphere, increase biodiversity and ensure a better microclimate. Our intention is to balance the built-up area of ​​the property 100% with horizontal and vertical green spaces.

Roofs offer valuable building levels that can be used in a variety of ways: for setting up solar panels, as additional recreational areas and for greening concepts. In combination, these uses complement each other perfectly, creating diverse roof landscapes and roof gardens with added value for people and nature.

Regardless of whether it is a wall- or floor-based system, the decisive factor for us is that the greening concept becomes part of the architecture and contributes permanently to the design of the building through intelligent supply systems. We therefore develop automatically supplied climbing systems and plant troughs, which become a core idea of ​​our architectural concept.

OUR URBAINITY APP COMBINES TECHNOLOGY AND COMFORT

Our app, which was specially designed for the URBAINITY buildings, enables convenient control of the buildings, visualizes energy consumption and offers numerous community functions. Whether you want to turn up the heating on the way home, open the door for the delivery person while you are out and about or ask your neighbor for an egg - everything is easily possible. And the convenient control can also lead to a significant reduction in energy consumption.

COMMUNITY & SHARING

Our residents can connect with their neighbors via their own group and find out news from the area. A digital apartment file contains all the important information about your own apartment and defects can be quickly reported to the property management via the app. In addition, rarely used equipment, such as a drill, can be borrowed via the app.

Our door intercom system is also smart: you can use the app to see who is ringing the bell from anywhere. This means you can communicate with the delivery service, for example, and open the front door even if no one is at home.

HEATING + CONSUMPTION

The room temperatures can be easily adjusted via the app, whether from the sofa or on the go. Programmable scenarios enable individual automatic control of each heating zone. In addition, the app provides a constantly updated overview of energy consumption for hot water, heating and electricity.

INDOOR CLIMATE AND HEALTHY LIVING

Healthy living starts with the use of low-pollutant building materials. In our own investments, we use certified low-emission parquet adhesives, wall paints and seals in interior spaces, thus ensuring that the rooms are not contaminated with pollutants. In addition, mechanical ventilation systems ensure a constant exchange of room air and thus a healthy indoor climate - at all times, automatically and comfortably in the background.

NEW WORK

A Cliffhouse on Mallorca

"The Refugio" is located directly on a 30-meter-high cliff on the steep coast in the southeast of Mallorca. The two-storey cliff house is a reduced, white cube that is deliberately closed off from the street. The facade serves as a neutral canvas, providing a suitable background for four tall palm trees. The main orientation of the house opens up to the sea through a seven-meter-high hall with an open gallery. The views and the sunlight are directed by wooden shutters that can be moved like an accordion on the upper floor. Local natural stones, lime plaster, white concrete and the striking wooden elements create a relaxed, Mediterranean architectural composition. The cubic architecture of the building provides a framework for traditional architectural details that have been reinterpreted.

Expansion of the office space at Falkenried

achtung! is a communications agency for the hyper-connected reality with its headquarters in Hamburg Falkenried, which we have been supporting since 2004. For further expansion of the headquarters in the Falkenried area, Urbainity architecture developed new comfortable office spaces for the areas of management, finance and IT. Concentrated work is made possible by the slightly tinted glass partition walls, and at the same time the open coffee bar offers informal exchange between employees.

PROJECT JUNGLE COMPACT LIVING CONCEPTS

In the middle of the historic Münzviertel, this apartment building will create 25 compact and well-designed new apartments in Hamburg. The architecture creates a connection between Hamburg's brick architecture on the street side and sustainable greening concepts for climate adaptation on the courtyard side. High proportions of photovoltaic panels, maximum building efficiency and a dedicated building app make an important contribution to climate protection and at the same time offer a high level of living comfort. Lovingly developed details and special material compositions, right down to the selection of the bricks used from Petersen Tegl, make URBAINITY JUNGLE a valuable one-off.
